The dates that decide what you pay

File for homestead by March 1. Your TRIM notice arrives in August with the proposed assessment, and you have 25 days from its date to petition the Value Adjustment Board. Bills arrive in November with a 4% discount that falls a point a month until it disappears; the full amount is due by March 31.

If you sell and buy again in Florida, up to $500,000 of your Save Our Homes benefit moves with you on form DR-501T, within three tax years. Upsizing transfers the full differential; downsizing transfers a proportional share. It is the most valuable thing most sellers do not know about.
