Our Mission
We created this free property tax calculator to help Florida homeowners understand and estimate their property taxes quickly and accurately. With Florida's unique Save Our Homes protection and complex exemption structures affecting millions of homeowners, accurate calculations aren't just helpful—they're essential for major financial decisions.
Why I Built This
My name is Jason, and like many of you, I felt blindsided every year when my property tax bill arrived. The numbers kept creeping up, and Save Our Homes protection seemed to help... until I realized I didn't fully understand how it worked. I'd try to find answers on my county property appraiser's websites, but they buried millage rates in complex budget PDFs that felt like they were written in another language.
But here's what really frustrated me: I didn't even know I could protest my property taxes. Nobody told me that was an option. I had no idea there were exemptions I might qualify for, or that homestead exemption and Save Our Homes could drastically reduce my bill. The information was fragmented across different websites, buried in complex documents, and hard to navigate without expertise.
So I decided to build something better. I spent hundreds of hours researching Florida property tax law, gathering data from all 67 counties, learning how Save Our Homes protection works, what exemptions I was missing, when portability makes sense. I built this calculator not just to solve my own problem, but to help other Florida homeowners access the same information in one clear, simple place.
This tool is my way of saying: you deserve to understand exactly what you're paying and why. You deserve clear information about your options. And you shouldn't need weeks of research or professional help just to estimate your property taxes.
Why Accuracy Matters
Property tax miscalculations can be expensive. A $50,000 error in estimated taxes means:
- $400+ annual difference (at 0.8% average rate)
- $25,200+ over 30 years of mortgage payments
- Wrong decisions about where to buy
- Surprise tax bills after closing
With Florida home prices averaging $350,000+ and Save Our Homes protection varying by ownership history, accurate calculations are essential for smart financial planning.
How It Works
The calculator uses the latest millage rates from all Florida counties, updated as new rates are adopted. I include all major exemptions like major exemptions including homestead, senior/disabled, and veteran programs (where applicable) as of 2026 to give you the most accurate estimate possible.
Methodology
- • Uses published county-level tax rates / millage rates (as applicable)
- • Applies common exemptions selected by the user
- • Does not guarantee inclusion of all address-level special districts (special assessments/etc.) unless explicitly supported
- • Estimates for planning/education; verify with local property appraiser
Important for Florida Homeowners:
The calculator shows taxes based on current market value. If you have homestead exemption and have owned your home for several years, your actual taxes may be significantly lower due to Save Our Homes protection, which caps assessment increases at 3% annually.

About Jason
I'm not a tax attorney. I'm not a real estate agent. I'm Jason—a software engineer and homeowner who felt overwhelmed every time that tax bill showed up. Being tech-savvy meant I could actually do something about my frustration: I built this calculator. The hundreds of hours I've spent reading Save Our Homes statutes, calling county assessors, building spreadsheets to verify my calculations—that was about being a homeowner who wanted clearer information.
I don't have professional experience in real estate or tax consultation—my background is writing code, not reading tax law. But I regularly check if Florida changed something, if a county updated their rates, if there's a new exemption homeowners should know about. I've made mistakes along the way and I'm constantly learning. If you spot an error, please let me know so I can fix it.
This site will always be free. I'll always tell you when you need a professional for complex situations. And I'll always be here, regularly updating this because I believe every Florida homeowner deserves to understand their taxes without needing to spend weeks researching like I did. You've got questions? I'll do my best to help.
