Two taxable values because the homestead exemption splits: the first $25,000 comes off every levy, the rest off non-school levies only. The school share of the rate is estimated — your county’s millage sheet gives the exact split.
CDD assessments and other non-ad-valorem charges are billed on top and are not included.
How Brevard County compares
At 1.38%, Brevard has the 33rd lowest rate of Florida’s 67 counties. The state median is 1.38%, putting a home here 0.00 percentage points above the middle of the state.
Florida has no income tax, so property tax carries more of the load here than in most states — which is why the homestead exemption and the Save Our Homes cap are worth understanding.
The dates that decide what you pay
File for homestead by March 1. Your TRIM notice arrives in August with the proposed assessment, and you have 25 days from its date to petition the Value Adjustment Board. Bills arrive in November with a 4% discount that falls a point a month until it disappears; the full amount is due by March 31.
If you sell and buy again in Florida, up to $500,000 of your Save Our Homes benefit moves with you on form DR-501T, within three tax years. Upsizing transfers the full differential; downsizing transfers a proportional share. It is the most valuable thing most sellers do not know about.
